还是像国内买房一样，自己和开发商谈? agent会不会可以谈到更高的优惠？
如果不用agent,开发商会卖的便宜点吗，或者送更多东西？

If you buy new house from the builder, it is unlikely that the builder will
lower the price. In the hot area (Irvine), due to too many Chinese, builder
give nothing without agent.
At least you will get rebate from your agent if you are brought by your
agent in the very first time.

I 主动提 because this is about honesty, integrity and reputation. Otherwise
you are strongly suggested to ask prospective before you are brought to the
sale office.
