其实真的看你多喜欢这个房子了，市面房源多不多等实际情况。不过我觉得至少还两次
价还是没问题的，你给510K，只还了2％，情理之中，即使对方是降价的。他如果还$
515K,你坚持一下或者给个$512K什么的对方一定不会有什么不爽。他降价必然是
Pending了半天没出去，对你的Offer还是会重视的。
我的房子也是对方降了35K的情况下出的Offer，Offer比下降了的价格还少20K，对方说
他已经降了很多了不愿意再降，我就加了10K，说是最后价格。对方还回来比标价少4K
。我就接受了。其实我很喜欢这个房子，第二次还价时还生怕他不卖了。

来4千多的其它欠款，银行拒付，我们想close的话只能我们出。当时很想要这个房子，

其实出价就是个心理游戏，再出一次510，000，卖方可能就接受了，要是俺就这么干。

My final offer was $3000 lower than the seller's psychological bottom line.
He walked away although I think mine was the only offer and probably still
is. Guess he got emotional at the last minute. He bought at a higher price
than his current listing price in 2007 and did tons of upgrades. Probably
felt receiving nothing for his effort, actually losing money.
The bedrooms are a little smaller than I would like. Otherwise, I would have
offered $3000 more.
