your loan amount * 0.125 will be the money you can save per year, if you
compare with two rate.
If $3000 credit can take years to break it even, I would suggest you to take
the 0.25 with creidt.
Make sure, you can close with that credits since many escrow/lender will not

if no other fee, and not consider tax, assuming 30yr, rates are 3.75 vs 3.

it will break even after 5.7yrs, and overall (30 yr) the 2nd one will over
pay about 17k interest.
just find a mortgage spreadsheet,
one with 50w principle, the other with 49.7w principle and get your exact
rate, then make a monthly adjustment to make sure monthly payment is the
same, and you will find out.
to me, get a higher rate with larger credit (if you can claim all) is a
better option.

So, if my refinance for ARM. I should definitely go for the higher rate with
larger credit.?, because I have to do refinance to 30yr fixed after several
years anyway..

I do not have the your exact# (e.g., closing costs, exact rate, exact
principle ...)
but if 5.7 yr breakeven was accurate, as long as you refi in 5.7yrs, the
second option is better. So, if you are 5/1, yes; if 7/1 depends, but most
likely yes.
