Just got a phone call from loan broker that the bank request loan amount to
be max 75% LTV, since my husband's credit score is under 700. Our mortgage
is 80% LTV. Have to figure out how to get some money to pay down the
mortgage.
Just came here to complain. If I complain to my husband, that would be fight
. Life is not easy.

为什么一定要75的LTV? 如果升高一点利率就不用75的LTV了.

It's 30 years fix 4.125%. The rate is already high.

Rate will be a lot better if the FICO is good

rate will be alot worse for FICO less than 700. but if you dont have late
payment, dont over use the credit line, your credits will boot up quickly
after 6 months of paying the mortgage.

Thanks. Now our broker told me that we can refinance together due to my
husband's low score. I can refinance on my own, but have to pay down.
Should we wait for a couple of months to refinance together or I do on my
own but have to pay down by 35K?

Do the math to see if it worth to pay down. rate difference * loan amount=
interest you will pay/ per year.
If it take you a few years to break it even, then I would suggest you not
pay down and will do another refinance 6 months later since your husband's
credit score will increase for sure after your mortgage loan. Make sure no
any late payment, credit collections, over use over the credit card upper
limit....etc
