能考虑么?2005年左右彻底装修过。听人说老房子在健康方面两个问题。一个是lead
based paint,一个是Asbestos。铅我觉得还好,毕竟刷过多少遍了。石棉的问题,是
不是不好说,因为看网上说,Asbestos material will be damaged or disturbed
during renovation, which poses a more serious risk than simply leaving it
alone。
哪年后的房子就没有石棉问题了?买老房子还需要考虑什么呢。
最近开始留意房子。来版上提了好几个问题。多谢了。

A lot of 1960s houses and before are (IMHO) better quality than more-
recently built houses but old and new houses both have their pros and cons.
Old house pros:
Established neighborhoods
Usually closer to the action
Mature landscaping
Usually more variety in terms of age/life situations
Finish is less luxurious but materials are higher quality
Homes have more character and do not all look alike
Homes often have features that are rarely seen anymore like whole-house fans
and pier and beam foundations
Usually no HOA
Intrinsic value of both the land and the house itself is usually higher
In this area, older neighborhoods hold their value better
Bigger yards (usually)
Old house cons:
Can be expensive to modernize electricity, plumbing, windows, etc. if that
is not already done
Less energy efficient
Layouts are designed for another era's lifestyle
Bathrooms and closets are often small though not always
If the neighborhood is old enough, i.e. "historic", there can be strict deed
restrictions
Local schools can be iffy depending on location
Usually smaller (though I would see this as a pro)
If the house is old enough there is sometimes no garage
New house pros:
If you build it yourself you can pick out the finishes
If you are a young family then most of your neighbors will be too
Local schools are usually good
Shopping centers and rec facilities nearby are usually new/newish too
Layouts fit modern lifestyles
Houses are usually more energy efficient due to newer windows and a lot more
insulation
New house cons:
HOA, HOA, HOA!
New subdivisions are almost always further away from the city than old
subdivisions
Suburban growing pains like road work, school attendance zones frequently
changing, overcrowded elementary schools
Lack of attention to detail on the houses, finish is often not very good,
materials are often cheap and shoddy (think thin drywall and particle board
everywhere) that look fine when new but do not age well
All the houses look alike
Vaulted high ceilings and extreme textures make the walls harder to paint
Square footage makes a lot more housework
In this part of the country, 99% of them are built on slabs
Secondary bedrooms are usually very small
Lack of mature landscaping/trees
Small yards (though some may see this as a pro!)
You cannot really think of new builds vs old houses in a vacuum, you also
have to consider what kind of neighborhood you would be getting into and
what part of town you would be living in. In this area there are no new
subdivisions of houses. The only new construction is condos and townhouses.
So if you wanted a new build but also had your heart set on this part of
town, your only option is to buy a scraper and tear it down...and incur the
wrath of your neighbors! One of the things that attracted me to this
neighborhood of 1950s ranch homes is that all of them are original. There
are no new builds in this neighborhood and as far as I am aware, none
contemplated because the houses are worth more than the land they are on so
it does not make financial sense to tear down the houses at this time. The
teardown trend almost always starts with a spec, not an actual resident
owner, and a real estate speculator wanting to make a bundle on a new
McMansion in this neighborhood would look at the numbers and move on. That
is a good thing!
If you have your heart set on a neighborhood with older homes that is close
in, the teardown question is always there, at least in this city! Many
neighborhoods in Dallas are being torn down because people want a suburban
McMansion located in the city itself. This is not a recent trend either,
Preston Hollow has been enduring teardown after teardown for over 20 years.
So if you do not want that to happen to your neighborhood, buy carefully, do
your homework, and realize that that is always a risk along with the sky-
high property taxes such a transformation would bring.

彻底装修的老房子应该没有这些问题了。装修的时候应该都处理过了。
