I will lock 3.5 % 30-year fixed for 330k loan.
The closing cost including all will be about 1.5% of the home price.
The broker said I am in H1 visa he can not get a lower rate for me.
Is it a reasonable rate? I still have 2-3 weeks to lock the rate. How will
be the rate going in next two weeks?

不是所有银行接受H1B。
closing cost 有点高，买点吗？

只有一家不做H1B, 就是PF. 其它lender应该是都做的.
您应该比较相同条件下lender rebate是多少.

和偶们纽约州这边比,真便宜啊,看着流口水. 我这边 38万,新房, 3.625 30年fix, 我
现在quote到的closing cost要1万多点.

The closing cost includes title insurance and escrow fee.

escrow account是指把property tax payment加到mortgage payment里面去。

origination fee到底是多少? 其他closing cost跟贷款无关.

Me too, in NY. Closing cost is more than 10K. Title insurance is the most
expensive part, followed by mortgage tax.

H1B的利率是高一点,但3.5还是个不错的rate.
这两天３０YR FIX的利率降了点，可以去参考LIVING上的利率提示贴．

Me 3, Title insurance (lender + owner)加起来都快7千了，Mortgage tax再5千，
寡这俩就1w2了，再加recording，一年保险，和appraisal其他杂项，怎么招也要1w5/6。
