新手求建议,builder刚刚接受offer,房价42万,首付20%。lender提供2个options. 一
个是float等到10月底房子建好左右,另一个是可以付费提前锁定利率,不知道这个是否
值得?利率到年底会浮动很大吗?
这是lender给的options:
Option 1. Float – you do not have to lock in until you are 2 weeks from
closing. Until you lock in, you are subject to rate changes at any time.
Option 2. Up to 6 month rate lock (“Extended Rate Lock”) – For every 30
days over the standard rate lock period, there is a .375 point charge. (
Loan amount x .375% = fee for a 90 day rate lock, for example). We can do
this for up to 6 months (so max fee = 1.5% of sales price). We may also be
able to give you a higher rate and cover the fee for you that way.
另外, lender说有30 fix interest rate 3.375%, 还有10年fix之后20年ARM(或者可
以refinance)的前10年利率只有2.75%。如果不确定10年以后是否要因为工作原因搬家
,是否后者比较划算呢?
