We just had an inspection on a year 1920 old house. Possible led paint.
Old electricity and plumbing. There was a termite treatment once year
ago. Cedar wood roof. A lot of other problems. Very frustrated. Agent
keeps pushing to proceed.

Do you mean these problems are not a big deal? The inspector
mentioned the foundation is good though.

老房子你按我说的检查
1、房瓦还能坚持几年，换要多少钱
2、空调FURNACE都是哪一年的，空调15年就不行了，最多30年，新型空调需要重新做管
道，一两万+；FURNACE太老效率会很低
3、POWER BOX有没有空余的BREAKER，是不是200AMP的
4、窗户多少年了，要不要换，全换钱老去了
5、什么时候做的INSULATION，冬天HEATING BILL一个月多少
6、WATER HEATER哪一年，15年要换了
7、厨房是不是GAS做饭的，电的慢而且贵，如果POWER BOX不够用，
想换高的也换不了，拉GAS线不便宜
8、地下室潮不潮，有没有霉味，最好是下雨之后看看
9、厕所是不是很小，如果只有一个很小的FULL BATH就算了，什么时候REMODEL
REMODEL一个厕所要一两万

老房子只要不是historical的都好办

除非是南加，最好不要买老房，
老房的INSULATION实在太差了

Kitchen, 2 and half toilets need remodeling. Roof for another 10 years.
No central air. only 60 amp totally. Windows are mid-80. Insulation is
falling off roof. Water heater is 20-year old. Unused old tank. Blah,
Blah, that's why it makes me frustrated.
The good side is, structure is ok, the location is good.

It's in NY. Most houses here are very old. Houses at 70s are already new. :(

70S的INSULATION比20S的好了不知多少倍的，
你的HEATING BILL会奇高，除非卖家近几年
重新DRYWALL了整个房子，让我肯定不会买的，
NY冬冷夏热，HEATING COOLING你就搞不起的

重新DRYWALL整个房子，DRYWALL的时候加最好的INSULATION，就这也不如人
70S建的房子INSULATION好，还有往墙里吹INSULATION的，效果也不好，ATTIC
搞成堆成山的INSULATION，老窗户应该是木头的，露得也很厉害，70年代以
前的房子，我觉得最好推倒重盖，真的是没辙。
