这个算是不算经验的经验了吧。 自从出租房子，房客自然是最头疼的问题， 自己也
在不断地积累经验。
说不能歧视有缺点的房客是假的，我出租房子（整租，分租都有） 才知道美国有那么
多脑残的人：很多无业无学识单亲妈妈还带两孩子，孩子还属于不同的爹，等等， 我
想没有人会选她们做房客吧，那叫把方便留给别人，把痛苦留给自己。 （查信用就不
多说了）
１）先让租客书面自己介绍自己，一般都能判断出个大概。
２）搜索租客。脸书，推特，林灯，谷歌通通上。
电子邮件会暴露很多问题， 有的时候我顺着电子邮件就过滤掉很多申请人：有嫖妓的
（在妓女的网页上写评语）， 有生有性病的（在一个性病网站上求助） ， 有求包养
的，（在甜爹网站上post的），我前边那个头疼租客我就是事先太懒了， 看她是个日
本人（租

我的麻烦来了， 推特连书上此人的工作性质是PR xxxxxx, 整天和模特等打交道的。

４）面谈。在送租客出门的时候，故意走到租客的车前，观察租客开什么车，好车，还

说到那个找甜爹的, 从外形上看还真是个好房客--胖胖的缺心眼白女孩(我的经验小精
灵形的房客最难搞), 可是我一查她网上的资料, 脸书什么的只有一个5岁的小男孩,估
计就是她的未婚先生子, 果断放弃之.
