it is totally up to the market. even if u r offering 10% higher, u might not
get the place when there is another offer 1k higher than urs.

感觉Agency不太上心，我自己出的价格给Agency。正好邻居刚刚成交（一样的Floor
Plan），我这个价格是参考邻居的（而且比他们大约低3000）。

一般就是直接砍10%, 然后等卖家反应。

这个不是看你怎么BID， 也不主要看卖家， 这主要看你的市场的冷热。。

my own experience is some FSBO know what they are doing. I was bidding one
just 2 months ago. The seller didn't compromise at all due to no agents. I
was offering 5%+ over asking price, but still lost.
of course, my local market is probably different from urs.
if u really like the place, bump ur offer a bit. otherwise, just wait.

本来要表达就是这意思哈。 主要是市场。
问谁都没用。特别是当有竞争的时候。
但如果给太低，卖家会觉得你不serious.
会有点负面的。
