1998年建的,总体不错,没有大毛病比如地基,结构方面的问题。但是有些小问题。因
为之前买的是新房,所以对这些问题不是很熟悉,今天要和agent谈,大家帮我看看有
什么建议。如果自己修麻烦吗? 如果让seller给credit可以要多少。
Immediate action necessary:
1. gas line:
2个管道是flex的,没有rubber grommet固定
2.Exterior Lighting:
门前的灯是exposed, 比较危险
3.Kitchen:
The food waste disposer did not activate
4.Windows:
一些房间的窗户需要修理或者更换;
5.exterior
房子外墙有2处stucco siding需要repair。 一些需要repaint。
6.Intersecting Roof to Wall Flashing:(这个我不太懂是什么意思)
There is kickout flashing installed where the lower roof edge terminates at
the siding. Action Necessary - There should be at least 2" clearance between
the shingle roofing materials and the bottom edge of the EIFS wall
materials.
7.Window Terminations:
The window vertical terminations and under sides of the sills do not appear
to be correctly installed. Since this was not done at the time of
construction, the best solutions would be to use a bridge joint where the
edge of the window is flush with the edge of the EIFS material and a fillet
joint where the edges are not flush.
其他就是一些门需要纠正,fence比较old, 一些植物和树枝需要trimmed away之类的。
