No sure where you live, but in NJ, after contract is signed, there are three
days for attorney review. Your attorney will change the contract on your
behalf.
Re "Buyer accepts the Property in its present condition", I am not sure how
the term is written. It could mean two things. It means buyer accepts the
property in its present condition by the time of signing this contract, yet
buyer has the right to request fixes if there are structural issues. Or it
could also mean you will take this property "As Is". Your attorney should
work for you to sort out.
