这不就说个例子么。LZ提出来的是以后agent要在群众们问问题的帖子里多给意见。不
要别人一提出关于agent不好言论，就开始辩解。而是要平时来慢慢积累自己正面形象。

buyer agent就是会开门，但有同学指出很多地方是seller agent,真不知道buyer

你说的有道理，就好象我们要求共产党员为人民服务一样，要求高。。。
总体上，我一直觉得，agent这个行业和共产党有点像：
1. 准入门槛低
2. 属于既得利益行业并形成行业垄断
3. 自我标榜道德高尚，全心全意服务客户
4. 能真正做到的极少，有部分能做到对得起良心，也有部分把客户坑了。
而事实上，我自己买房的时候，对我的agent要求很低。我左右的功课都自己做，offer
letter的contingencies都自己填，后来没有向他要rebate。当然我的agent是比较给
力的，也教了我一些东西。

这边好多同学都是好学生出身，一直生活在学校里，单纯的很。
而且工作都很忙。
第一次买房和agent打交道，当然就是小白兔入丛林，被骗受伤害太正常。
那能个个做到圆滑世故冷静考察自己的经纪人。。。。

building code 随时在更新。比如说：10年前建的房子，按照现在的标准，很多地方可
能不符合code,可是因为是当时建的，根据grandfather in原则，这些违反现在code的
都是没有问题的。 当这些房子重新装修的时候，重新作的那部分就需要遵守当前的
code了。 问题是：buyer agent 无法知道房子什么时候重新装修的，也不可能去记住
当时的code. 这也是为什么county 要求大的装修活动需要permit, 有人检查，就是
force code alliance. 这些不是buyer agent 的职责，buyer agent 的职责是告诉客
户：你需要找home inspection, 作必要的检查。而不是自己做检查。

嗯，这些都是理论上的，agent大概还不应该告诉客户哪儿哪儿都学区好不好之类，
但如果真到只是这些职责，buyer agent真的是吃干饭的，你也不必要在这里问
风水的问题。。。

I can honestly say all my buyers are 100% safisfied. Many of them become my
friends and become returning clients since I purchased primary residence for
them. They continue to purchase several investment properties from me. I
even exchange many child education informtion with them.
As I said earlier, not everyone can do business together. If you do not feel
comfortable and cannot create the trust with your agent, just find another
agent. If I find the potential clients are difficult to work with and won't
trust me, I just won't pursuit.
How can you keep saying agent is your enemy and at the same time you still
want them to help you?
Last year, at least several clients are from MITBBS contact. And right now
they are still my friends. Two of them want to upgrade to a big house, they
still contact me at the first hand.
They are many many agents out there, you can always find the one you like.
They are many many buyers out there, I am always able to find the ones that
I like to work with and help with.
As being agent is my hobby and part-time job for many years, so I can afford
to give good rebate as well as to create friendship with my buyers. I am
proud of the deals that I got for my buyers and I am proud of offering the
good and honest advice to my buyers.

agent（有时候其实也是buyer自己要求高，甚至不合理），吃了亏，就一天到晚喊口号

打包票的agent都不是好agent，任何用常识都知道不可能保票的东西，如果有人打包票

agent is cheating, you have to switch. But sometimes it is too late.
That's why it is important to get some referral from your best friends.
Honestly before I became agent, I also have been cheated by an agent in
Austin many years ago. She promised to give me the rebate. After the deal
was closed, she said it is violation to give me the rebate. She is still
working in Austin market.
That's why I got real estate license and mortgage license. So I can help
myself and help other people.

If you have lots of good friends, it won't be such difficult to get
referral from them.
If you have good EQ and people skills, you know this agent is good or not
after several conversations or showings.
If you are smart enough to do more research, you can find the one you like.
If you always think negatively about all agents, you probably won't find one
you like.
So many if .... it is hard.

对于所有的agent我都是trust但是verify
其实老美骗起你来也绝对是没有商量的，不过他们骗术高些，都是在不经意间的暗示
有一次看一个open house，其中一个agent给另一个agent说她怎么说服她的客户买一个
urgly的房子的，回头看了我一眼说这个你不应该知道的，我说我在考执照呢，她说这

其实老美骗起你来也绝对是没有商量的，不过他们骗术高些，都是在不经意间的暗示

我对100%满意的理解：
你把不满意你的buyer都fire掉了，或者被他们fire掉了，剩下的就是成交的，真正的
客户。 买到的人里面，只要没有人出来跳脚，那就是满意，对于不是特别满意的，你
还可以恩威并重的让他们保持沉默。于是，100%满意也不是多么难以达到的事实。
自己也曾今遇到过自称100%满意的经纪人，合作过后，决定以后再也不看什么100%满意
度了。

我队我的经纪人确实100分满意，也同时推荐给我的朋友门了，有的人可以和他合作，
有的人就不行，其实能合作也是一种缘分，不能合作也不要强求就是了。
