The house was built in 86. The septic system has title V passed.
My inspector suggested to check the condition of the septic system. I wonder
if there is such need, or it is just something that a inspector supposed to
say.

if you know where the septic tank and dry well located, use a crowbar open
the lid, and take a look. A well-maintained septic tank should have mostly
liquid on the surface. There should be always a few feet between the liquid
surface to the ground (because that's where the drain pipe).
If the liquid level is close to the surface, that means the drain between
the septic tank and the drywell is blocked; if you see the surface is mostly
solid (paper), that means it should be pumped.
for the dry well, it should mostly dry; if you see a lot of water, that
means the drywell pores are blocked.
