买房没有用buyer's agent, 请大家帮忙看看contract有没有问题# Living

第二次买了,所以觉得要buyer's agent也没什么用。
一直在观察房市,就找了一个building和unit都不错的。
7月28号签的合同,8月6号remove conditions,8月22号closing.
本来没什么不好的感觉,一切都按部就班的进行,但是签合同之前listing agent
promise了我们要给我们一些家具,合同上没有写。结果签完合同第二天就给email说,
seller说了,家具一个都不能给。虽然这是小事,也有可能这个agent是在签合同以前
自己over promise了我们家具的事情,但是总之是很不爽。
因为有这个小前科,心里有点忐忑不知道合同里面是不是有猫腻,请大家帮忙看看。
另外这个listing agent一直在签合同的时候跟我们强调:我建议你们找律师看这个合
同了啊;搞的好像合同真的有问题一样。
合同里面有几点不懂的,请牛人或者有经验的帮忙:
1.TIme: time will be essence hereof, and unless the balance of the cash
payment is paid and such formal agreements to pay the balance as maybe
necessary is entered into on or before the completion date, the seller may
terminate this contract, and in such event, the amount paid by the buyer
will be non-refundable and forfeited to the seller in accodance with the
Real Estate Services Act, on account of damages, without prejudice to the
seller's other remidies.
这个是说我们的deposit是non refundable吧,
2. Clearing Title:If the Seller has existing financial
charges to be cleared from title, the Seller, while still required to clear
such charges, may wait to pay and discharge existing financial charges until
immediately after receipt of the Purchase Price, but in this event, the
Seller agrees that payment of the Purchase Price shall be made by the Buyer'
s Lawyer to the Seller's Lawyer, to pay out and discharge the financial
charges, and remit the balance, if any, to the seller.
这个是说seller欠银行钱也不用付清,直到我们买了以后才付清的意思吗?这个不会
seller欠钱让我们背吧?有这个可能性吗?
另外在Addendum里面,还有一条:
3. subject to the buyer, on or before August 6, searching and approving
title to the property against the presence of any charge or other feature,
wheather registered or not, that reasonably may affect the property's use or
value.
请问这个是一般buyer's agent要做的吗?如果没有agent, 就是要我们自己去search这
个title,什么样的title 叫clear title, registered title呢?
4. 现在已经签了合同,是不是要立刻找律师呢?
这个合同会不会有什么陷阱,隐瞒了我们。家具要不要也就算了,如果能顺利的交易,
这个unit是很好的选择。就怕不会买家欠款,我们买了就要我们帮着付吧?有这种可能
吗?
