两周前下了一个OFFER,被接受。INSPECTION后,不想要。合同上说,如果不满意
INSPECTION,需要给卖家写一个要修的LIST,如果买家不同意修或只修理部份,可以退
出合同。但这其中要花的时间可能要5-7天。
在我不满意这个合同后,我打算买另一个房子,我的AGENT让我最好等到目前的合同完
全退出了,才下OFFER。他回我:
I agree with you that the seller is probably not going to fix everything.
But in the rare occasion that he does, you would be obligated to move
forward on that house. If you submit another offer on a different house and
it is accepted, then you are under contract on both houses.
I could have you submit an offer on the new house before being released from
the other. However, it is my job to look out for your best interests. To me
, that is too dangerous. It would be rare, but I don't think it's worth the
risk to put you in that situation. It's not because I don't want to see you
get a house, it's because I don't want you to lose your deposit.
问题是,如果我等到这个合同完全退出,另一个房子可能就PENDING了。现在一个房子
一出来,3-5天就PENDING,我抢都不一定能抢到,还要等?
