正准备买个房, 前两天做了home inspection. 问一下这些问题严重吗? 需不需要
卖家去修理
1. home inspector的 comment "permanently installed microwaves require a
dedicated 20 amp circuit. I did not see this in the electric panel. I
recommend ensuring that the microwaves has been properly installed in
accordance with the manufacturer guidelines".
这个需要修吗? 另外微波炉刚好在炉子上方,以后肯定要拆了装油烟机. 油烟机需要20
amp circuit吗?
2. Furnace/AC 的使用寿命都基本到了, 但是仍然工作,可以要 1年的 home warranty
吗? 这个一年大概多少钱?

都不是啥致命问题.home warranty也就是个摆设,估计用处不大.

微波炉要是只有一千瓦功率当然可以不用20A
抽油烟机没见过大过一千瓦的

谢谢楼上几位的回答. 又有新的问题问下
我要求了买家
1.Purchase one-year home warranty for furnace and AC
2.Repair/upgrade electrical wiring/panel, inoperative/faulty switches and ou
tlets, install cover plates for junction boxes, outlets, wires and switches,
repair the quick disconnect box (wire visible) next to the condensing unit
3.Repair windows that cannot open, inoperative and/or missing lock
4.Repair refrigerator - it did not get cold at all
卖家同意了所有要求. Agent说修理这周就会完成. 想问一下
是不是应该要求卖家出示修理的receipts, permits等等, 谢谢
