比如旧房子想refinance好点的利率，也准备买新房
是不是，如果ref前后的monthly payment差不多，那么无所谓哪个先？
另外refinance的投资房，利率一般会高一点点？

建议先把自住屋重贷，过—段时间，再买更大更贵的自住屋。

建议先refinance再买新房，一方面来说，如果你refinance的是自住屋，之后还打算买
自住屋，那么先refinance可以按既定事实-自住屋refi。再买一个自主屋仍然按既定事
实-自住屋来购买。
另一方面，先买新房子不要紧，但是再回过头来refinance老房子的时候，无论是自住
还是投资，你的debt里面都要把新房子通盘考虑进去，比较麻烦，所以怎么简单怎么来
对你最有利。

提醒一下: 你不可能在较短时间(i.e. 6个月)内拥有二处自住屋，除非特殊原因。
