got a low interest 15 yr loan 3 yrs ago at 2.75%. Considering later the
house could be rented out. But rent can be $1500 - $1600.
Currently the monthly payment including everything is $1650.So the possible
renting can not make up the morgtage.
I come up with an idea to refinance 15 yr term to 30 yr term. The monthly
payment is much less. But the interest rate should be much higher.
Can you give me some comments regarding how good my idea is? Thanks a lot!!!

我最近发帖多，就是因为压力大和无聊，没有针对谁的意思。

关键问题是看你现在每个月的压力大不大。15-yr fixed与30-yr fixed在这个问题上就
两个区别，一个是每个月15年payment高，另一个是30年的总利息会比15年多个十几万
。由于租金是客观的不会随这两个的切换而改变，所以，如果生活压力不大，想省利息
，那么就别refinance；反之如果每个月还是想要那个正的cash flow，多付点利息也无
所谓，那么可以refinance成30-yr fixed，以后计划有变再refi回来也可以。
