由于第一次买房没有什么经验，有些过程中需要买的保险之类的不知道是不是该买。想
请教一下这里的大侠们。
我们在加州SAN JOSE,我们的Agent 跟我讲一般大家会买一个home protection, 我看
了一下大概Standard的300美刀不到吧。然后还有如何 hold title的事情，说一般会选
community property with right of survivership。不知道这两个东西是不是必
须要买，好像说ESCROW OFFICER会问。

home warranty 一般卖家付钱买一年。
至于title每个家庭情况不太一样，我会推荐 community property with right of
surviveship,

有朋友为了省心会买,我就没买
熟悉附近的一些handyman后,他们每次上门的费用也不高

Ask title company to offer u a free one year home warranty. Especially if u
get a good title insurance quote from other company, u can ask for free home
warranty and extra credit to match.
