You can lock the rate as late as 1 week before closing. Right now it takes
about 30 days to close from the time you start mortgage application.
Typically, I ask my clients to start the mortgage application after the home
inspection, and then hold the appraisal till reaching the agreement on home
inspection issues.
You don't need to pay anything other than appraisal at the beginning of

建议早开始，贷款审核和lock利率是两条线，利率只要在final approve之前1个星期左
右lock都可以的，在这之前则是按照初始提交的没有lock住的利率来审核。利率本身的
话，如果一开始选定的那个lender总体利率都比较好，那么无论之后利率如何升降，横
向比较都应该是比较好的。

一旦offer接受后，马上开始申请贷款。
最主要找对口脾重视的broker。有些不肖之徒会用低利率先吸引你，等你花几百块钱做
完appraisal后，再开始找借口。你己花了钱，时间又不多，只能从了。

Inspection前，需要备齐所有文件，提供给lender; 并尽早安排inspectoin;
Inspection report 出来后的当天，需要告知lender你的贷款意向，并马上安排申请贷
款.

我是在下offer之前就把client的条件送lender去underwriting。offer一旦被接受，
基本上一个星期内除了appraisal， 其他条件都清了。
