在谈的一个房子里面的heating，water heater, AC都比较老，接近服务年限了，
seller不愿给换新的，但愿意提供home warranty covering这些系统。第一次听说home
warranty，请问哪个公司服务比较好？坏了的话能给换新的吗（讲是cover repair or
replacement）？感觉water heater, furnace一两年之类就会到大限了。

修不好可以换，不过时间会很长。home warranty的contractor没法挑，也不保证多久
修好。
