去年买的房，利率不很好，最近想refinance，联系了local一家银行，当时说的是3.
875%利率（15-year fixed），closing cost $1253。
但是昨天收到文件发现有一项 "Estimated prepaid items: $1607.48",问banker，解
释说The prepaid items are the new escrow set up for your taxes and insurance
. When you pay off your current mortgage loan, the escrow money will be
returned to you in the mail in approximately 3 weeks. We have to collect
escrow money for the new loan up front and then you will get the funds back
from your current mortgage company；
还有当时谈的时候没说有point
