贷款出问题了，condo银行不给贷款，谁知道哪家银行能贷款
就是不问home owner association certificate regarding occupancy做贷款的银行？
万分感谢！
Here is the reason bank listed.
12 of 47 units sold; does not meet presale requirements if our subject is
investment.
Of the 12 units sold, 6 are investment which means 50% of the sold units is
currently rented.
At present, this project currently does NOT meet Fannie/Freddie requirements
for a warrantable condo project.

slickdeals上不是讨论了吗，1sale运出来很慢，估计你受到的时候rebate已经过期了

1saleaday运得还行，服务也日渐改善。可惜是版主最恨，每次贴都被删，所幸不贴了。
今天他们还卖一个Zyxel 320的NAS，只有70刀，性能还行。

New construction condo project....
LZ两个选择：
1. 找builder的sponsor lender；一般情况下都会借款，因为他们是两边赚钱；
2. 找LOCAL的lender，或者非两房的non-agency lender；
两个的共同特点就是，LZ不用指望好的interest rate了。

他网站上说8周deliver，怎么可能来得及。另外这个网站不能退货，购买须谨慎

不是new construction，是二手房，法庭拍到的，refinance才发现问题。

这种情况，除非Fannie Mae 或Freddie Mac approve过这个project，否则现阶段很难
从把loan transfer给两房的lender那里借到钱。
问一下builder吧，应该可以从builder贷款盖房的银行里接到loan的。不过，rate如果
无法保证。

以前买过硬盘，也是有10刀的MIR，到现在都一年了也没拿到

ref的，不要rebate也就卖120刀，犯不着为了这10到去折腾这个呀。

楼主的情况是这样的: 用现金买了个银行屋，现在想做cash-out的refinance把现金拿
出来。
既然这个project不符合两房的要求，那就在local的银行问问有没有portfolio的
program，这种的program都是用银行自己的钱来放款，所以要求会松一些。
