I am the broker in CA, not TX. But I can let you know the general items to be charged at the closing ( regardless who will cover it): 1. underwriting fee 2. attonery fee 3. appraisal fee 4. credit score checking fee 5. escrow fee 6. lender title insurance 7. owner title insurance 8. doc prepareing fee 9. Tax certificate 10. notary fee 11. recording fee The items I am not sure are: 1. processing fee 2. loan service fee For processing fee, in CA, it will depend on lenders your agent choose. Some lenders will not include the processing fee in GFE and some will. Loan service fee, which I am not sure what is that for. thosee two items will be close to $1000 difference I guess. Depend on how your contract looks like, ie, who will pay doc fee, hoa fee, escrow fee....etc. Also if your agent will give you no point no fee purchase loan, if your agent will cover escrow fee....etc Best Luck!
