自住的通常比较motivated，一般总要买，agent就有的赚。投资的如果看不到称心的，
大不了就不买了，agent就白忙活了，积极性就低点。

1. Primary and Investment house will have different rate, pls refer to the
following posts I just replied:

2. If you already got primary home and also did the refinance within the 12
months, you should not be able to claim the new house is primary.
3. Cash offers will have more chances than the offers with loans, more
promising, less risk, more efficient to close the deal. So you are easy to
get into the contract.
These questions should be asked by agents.

months, you should not be able to claim the new house is primary.
3. Cash offers will have more chances than the offers with loans, more
promising, less risk, more efficient to close the deal. So you are easy to

多谢！没想说要买的房子是primary，至少和loan agent是不能这么说的。
就是觉得买卖房子的agent不用管这么多，我看的房子又不贵，贷款不会
有太大难度的那种。

就是觉得买卖房子的agent不用管这么多，我看的房子又不贵，贷款不会
有太大难度的那种。

不管是自住还是出租, 在目前这个market下面, 都要把pre-approval letter准备好.

直接去银行的话，会pull credit，有些要收费。找当地的broker问问，如果信用历史
够长，没有什么不良记录，基本可以不pull credit，免费拿pre-apporoval。

现在agent已经到了上来就问是不是cash的地步，如果
不是就会告诉你别看了，已经有cash offer了。
当然我说的不是贵的房子。我一个朋友以前组的apt是
房东的投资房，大概快30万买的一个两室condo，后来
short sale了，变成10几万的房子。我觉得现在10万
左右的房子价钱马上就要涨上去了。

最好还是找大银行提前做一份,现在一般都不要钱
有的seller回要求pre-approval from reputable banks,小lender给的人家不相信,到
时可能要求重新搞,或者用seller指定lender做一份
