我们的房子close了，但是现在listing agent把buyer agent的地方也写上自己公司了
，相当于要独吞5%。
我们的buyer agent是朋友，当初我们是看的open house，让她帮忙写的offer，也和
seller agent有过一些沟通。刚才又复查了一下，看到offer，PS和最后close时的
settlement statement上都写的是我的buyer agent，写明了我的buyer agent有2.5%的
commission。
我正打算给我的律师写信反映这个情况，不过明天是假日，她要后天才能答复，所以现
在先到这里来请教一下大家，对方agent的做法是不是不合法？我们应该怎么做？

you need the title of your camry. anything else, such as forms, you can get
those from your local dmv office

看合同上怎么写的。listing agent在哪里写的？写在它的日记上没有用的。。。
对了，你不是已经close了吗？如果你的buyers agent钱已经拿到了，就无所谓了。
listing agent一定厚着脸皮在mls上把buyers agent写成它自己，也无所谓了。。

好像两个表要做
transfer title form-要去DMV拿表要双方填
transfer liability（忘了这个表叫啥）-这个网上就可以填了吧 - 这个要及时填，不
然对方看出去撞车了你就说不清了
你到DMV网站上看看
卖的时候还要看看对方有无保险吧无保险貌似DMV不给transfer title 记不太清了让
达人给你说吧

我们的buyer agent是我们的朋友，她不是专职buyer agent，是自己买房子的时候考的
证。我不了解哪些场合必须buyer agent到场，我只知道以前在版上看到有人说close的
时候buyer agent不一定要去，其实那天seller agent也没去，就买卖双方和各自律师。

我刚刚查过，那几个要我们签字的文件包裹PS上都写的我的buyer agent。但是现在看
到redfin上buyer agent写的listing agent的公司，他们没有给钱给我的buyer agent。

他们凭什么不给你buyer agent钱？这个钱应该由你们的律师在close的时候给的。

別想得那難，準備你的那張藍色的車主證，和對方去到一個可以transfer title 的中
心，我是在周6 買車的，我找一家越南人代理給他25塊手續費就好了，dmv都不開門，
dmv好像是免費的，只是交稅而已，aaa貌似也有這樣的服務。

第5页第18条写的: A broker's fee for professional services shall be paid by
the seller in the amount of %5 of the total purchase price, said commission

HUD-1上面清楚的记载着佣金分配方案，
如果HUD-1上有你朋友的名字和佣金分配额，那就没问题，让你朋友找律师要支票。
这是由各方签字，有法律效力的文件。

HUD-1是不是就是close的时候我们签的一个表，上面一条条写得很清楚，我们已付多少
钱，该付多少钱？卖家可以拿到多少钱？那个上面写得很清楚，5%是两个不同的agent
各一半。律师在close前一天发给我，我仔细看过。刚才又把签好字的文件找出来看过。

我是看到redfin上buyer agent和listing agent一样，就去问我的buyer agent了。她
说去问对方，刚才又告诉我说好像是对方要独吞，我就翻文件，又到这里来请教了。现
在她已经休息了，我明天再问她具体的情况。

给律师发信以后，律师说会去找对方broker
buyer agent的broker也和对方broker联系过，依然说不给。现在buyer agent 的
broker向MLS申请吊销对方执照，说他们cheating and stealing。
有消息我继续来更新，也希望我们的这次经历能给版上买房卖房的朋友一点经验。

后让他赚大部分，然后你得一点？
seller agent作的非常对，你的buyer agent干了什么活了？

is able to LEGALLY work and earn the commission as a buyer's agent?
The bottom line, this is your agent's job to fight for what she deserved,
not you.
Hopefully, there is no any hidden agenda behind your back.

如果你的律师工作再细致一点，他在close的时候应该分别开两个支票，一个给seller
agent一方，一个给buyer agent一方。

我看您买房的时候可以直接和seller交易，什么agent, attorney之类的都不需要。

your agent and agent's broker will deal with it, if they want to get paid
for their work.
You simply need to be supportive to your agent and her broker, be a good
witness, and keep evidences for them.
My seller agent also shamelessly listed himself as the buyer's agent.
However, we did not care about it that much since there is no issue of money
involved.

Agent fee是title company直接付给双方broker的，不是谁想吞就能吞的。你什么时候
close的？让你的agent直接找title company要钱就好了。另外，希望你的agent也知道
，license是需要renew并且保持active的，不是一旦拿到就终身有效的。

我的buyer agent执照一直renew的，有broker的，她5月底还刚刚成交了一笔交易。
