flip 尽量不要买,很多是包工头低价买进的破房子然后装修一下看得见的地方就拿出
来卖,很多内伤都被掩盖了

Nod, 90-day rule used to be applicable to banks, too. That's why we usually
see the house on THE market at least 180 days after the foreclosure - the
bank has to wait for 90 days before auction and the flipper has to wait for
another 90 days before resale.
Now banks are exempt, temporarily, from the 90-day rule so that they can
clear their inventory faster : ) When you see the 90-day rule applicable to
banks again, you know we are out of the woods. Right now, I don't even see
the light at the other end of the tunnel.

This is NOT true. For FHA and VA loans, 90 day seasoning rule is a must, ie
., no deal last purchase was within 90 days and resale price is at least 20%
higher than previous one. Conventional loans,however, just use it as a
guideline. Banks look at many other factors such as appraisal, buyers
credit, down payment, etc.

foresclosure的房子一般180天才在市场上出现,是因为大多数州,owner是有6个月的
法定赎回期的,在这期间buyer是没有fee simple absolute的title。只有过了法定赎
回期,foresclosure的buyer才有了房子的title.
而卖房子,你是要有marketable title的,处于法定赎回期的property当然不算有
marketable title。
