等到你觉得不迭了， 好房子也没有了。而且南加好学区房子基本都是2008年高峰40%下
来了， 现在好的房子还是出来一个，很快就被市场消化了。
不过要是继续跌破50%, 也只能自己认了。

yes。 不过房子本身要是好的话， 还是出来就抢光了。
而且现在没有很多人跟你抢， 砍价真的随你砍。 要是有人哄抬的话， 多出个5000-
10000刀是很正常的了。
所以现在是买房子的好时候。

1. 不是是么私立都好。好的私立也就那一两个。 而且好的私立的价钱比一般私立的好
要贵个50%-100%。私立的不见得就一定比公立的好。而且，小孩读书，学习和发展要看
小孩自己。
2. 班上所说的好学区不等于富人区，也不等于高收入区。一般也就是中产阶级，有稳
定收入的阶层。富人区，高收入区有专门的区，房价是嗖嗖的高。

I think the numbers were dragged down by those good-but-you-can't-get-it
deals. Whenever the houses with attractive prices come out, they are gone
before you call the listing agent.
A few examples:
House 1#: We promised everything (share the closing cost, let the current
owner stay a few months after closing for free blah blah blah) but a cash
buyer got the house.
House 2#: Listing agent didn't even accept our attempted offer. Basically he
said don't waste your time.
House 3#: Disappeared hours after it was on redfin.
House 4#: Located accross the street from us. The listing agent would not
pick up the phone and the voice mailbox is full. The house was sold to a all
cash buyer in 10 days.
Now go figure... Unless you get cash and good relationship with the listing
agent, your chances of getting good deals are not that great.
And this is good but not super hot area.

离海近，天气好（比92129夏天能凉快好几度），学校好，有钱人多（这个其实和我们
穷人没啥直接关系啦）。关于这个学校多说两句，92129和4S的学校评分儿也很高，但
近几年每个班的学生数猛增，到30了现在，还有的学校缩减学时，这些都是评分上看不
到的。92130的学校稍好些，大概每个班20人，每个学生attention多些，resource也多
些。看你在不在乎这些了。

穷人没啥直接关系啦）。关于这个学校多说两句，92129和4S的学校评分儿也很高，但

actually, most private schools in America are worse than public schools in
good districts. Some rich parents send their kids to private school for
religious reasons, not academic ones.
There are a few elite private schools that are much better than public
schools in good districts, but getting your kid into one of those is no less
competition than getting them into Ivy. Some of the top ones has less than
1-100 admission ratio.

good districts. Some rich parents send their kids to private school for
religious reasons, not academic ones.
There are a few elite private schools that are much better than public
schools in good districts, but getting your kid into one of those is no less
competition than getting them into Ivy. Some of the top ones has less than

Definitely no... I looked at so many houses because I couldn't get them. I
just found the house accross the street from us was probably sold to the old
owner's relative because the old owner is still showing up almost everyday.
His big hummer is still parking on the street..
It's a joke.

私立的上学未必很方便，可能送孩子要从小到大。特别好的私校，可能很远。另外，重
要的是孩子交的朋友，私立的学校交朋友有一定的局限性。
