现在开始准备loan申请,他们告诉我说信用记录短只能用FHA
不知道是不是都要这样?

The individual case may or may not have statistical significance.
For example, if you just have a few months working, living and credit history in US while you work in school/company,the credit union associated with your school/company is more likely to approve your loan (with possible high rate). It does not indicate
that your case will be approved by most lenders in US.
Since almost all conventional loan principle will be eventually transferred/assigned/sale to two GSE (i.e. Fannie Mae), so your loan has to meet the guideline with a few exception at discretion of underwriter.
If your loan principle will stay in the bank's balance sheet and becomes performing loan, it is subject to this particular bank's guideline. (i.e. East West Bank).

PMI 是 1.1-1.15%, 5 年 minumim requirement。 据说很快又要改了

大概清楚了,我有的同事是conventional有的是FHA
走conventional的都是几年前有过6-9个月左右的credit history, 但是分数都不高,
600多,利率还比较高
看来我只能走FHA了

fha guideline 变了又变,,,,
lz, 现在 UFMIP 是 1%
MMI for 30 fixed or 5 arm 是 1.1-1.15%, 5 year minimum required。
MMI for 15 fixed 是 0.25% if LTV 90% or lower. 0.5% for 90+% LTV

貌似是FHA核算, 20% down pay就不用付annual insurance, 就是开头付笔钱就行了,
这笔钱貌似还可以谈的。

which decreased from 1.5%. This amount remains unchanged.

是不是10% down pay,申请FHA,可以5年内就做REFI,然后没有MMI了.或者10%也可以做

我的问题是信用记录时间太短,貌似只能走FHA
可以拿到好的利率,但是要付insurance.
如果贷款15年,只需要付UPMIP,
否则貌似要MMI
就是不知道MMI一个月有多少

如果只贷15年,那么最大贷款额是不是会下降很多啊?
就是希望这个不要影响最大贷款额
另外一搬多久可以refinance, 我现在大概有半年的credit记录了,分数还不清楚

对,有这个 DTI 问题, 一般是 45%, 但FHA 松一些, 50%-55% DTI 也有。
15 年的信用分影响不高
FHA 硬性规定, 6 个月不得 refi。
如果是 FHA refi 到 FHA, 一定要等够 6个月才能开始申请, 也就是最快 7 个月是才能 close。
另外FHA 是按月收利息,如果将来refi, 别忘了月底 close。 不然正月的利息交 FHA loan, 又交prepaid interest 到月底给新的 lender。 越靠月底越划算。

15 年的信用分影响不高
FHA 硬性规定, 6 个月不得 refi。
