房子是银行reo的。今天close,去签字及交钱的时候,出现了如下问题。
当初我们的offer上有以下两个条款。
1.The closing will occur at the office or physical location of Seller’s
choice. Buyer may use counsel of choice as
representation at settlement, at Buyer’s expense. Seller will pay for Owner
’s title policy if closing occurs at Seller’s
directed office and the Owner’s policy is ordered through closing office
listed below.
2.Seller will pay a maximum of $0.00 towards Buyer’s closing costs(this
includes non-allowables, pre-paid and
points).
我们选了seller指定的escrow公司,因为一直以为凭条款1,owner insurance就由
seller付了。今天交closeing cost的时候看到owner insurance还是由我们付,于是去
跟list agent交涉,list agent说下面的条款第2条把第1条给覆盖了,所以卖方不负责
owner insurance。我们不明白如果这两条条款有矛盾,为什么不能是1覆盖2。list
agent很不客气的说,如果不同意,我们可以法庭见。由于今天不按时close的话,lock
的rate也就过期了。所以我们就把这钱先交了。
请大家帮忙看一下,这个owner insurance到底是不是该由我们付?如果去打官司,有
没有可能会赢?

取决于学区的财政,很多地方以前免费,现在越来越多的地方收费。

最简单的是windows movie maker, vista自带。。

between both parties. In Southern California, the seller customarily pays
the premium for title insurance. In Northern California, the buyer
customarily pays the premium for title insurance, or occasionally the
premium is split between buyer and seller. In almost every county, the buyer
pays the lender's policy premium. The parties are free to negotiate a
different allocation of fees. Your escrow officer can advise you as to who
normally pays the premium in your area. as for your case, get one no matter

buyer的title insurance不是惯例都是buyer付的?你贷款了没?你贷款的话,你贷款
银行会要求你买这个的?seller不会出这个。seller出的是seller的title insurance
,这个好像一般都是seller出?
