看房子看了很久,最近房市很热,看上的房子基本上都有多个OFFER。上星期又出了一
个,我和LG觉得还可以,准备下OFFER。这个房子是由一个RELOCATION COMPANY代理的
。OWNER要搬到其它州。对方说已经有两个OFFER了。我实在是看房子看的头疼,从这个
版学了一招,可以跟对方AGENT说愿意比其他人的最高价多出三千。所以也采用了这个
STRATEGY。我的AGENT很高兴,第二天跟我们说对方反馈有人愿意出LISTING PRICE,问
我们还愿意加三千吗。我们说可以,但希望对方给我们看一下那个出原价的合同复印件
。对方AGENT说没问题,等SELLER签字后就把那个另一个人的OFFER复印件发过来。
现在已经过了两天了,对方也没给我们发过来。我的AGENT说无所谓啦,肯定不回
CHEATING的啦。还有,我们发现LISTING SQFT比COUNTY RECORD多200,让我的AGENT
去打听一下他们有没有解释。我的AGENT说这个问题没什么意义,房子的价格不全由面
积决定。我坚持让他问,现在两天了也没答复。
我想问一下,对方AGENT说谎骗我们说有人出LISTING PRICE的可能性大吗?如果就是不
给我们那份其他人的OFFER COPY,我们有什么办法吗?

seller's agent 是不能在你签合同前告诉你别人的出价的,你可以告他的。

觉得不值,就走开吧,房子买给自己住,按自己的心理价位出。

哎,话是这么说,很多agent都会说。我上次进multi offer, 给listing agent打了电
话,他交代了个底掉,手里几个offer,多少钱,啥时候close,让我斟酌。难道我会去告
他吗,不会呀,只要对我客户好,我照单全收。
另外是可以要求对方给合同第一页看的,他应该没骗你

Another question is most negoatiations happen via call/email after the first
initial offer. I am wondering how they gonna show me a paper copy of the
other offer. Could you help me understand this? I guess you are an agent.

I think the strategy is somewhat risky just like your case.
it is still not too bad. they did not say it is 10,000 more than the listing
price
if you feel OK with the listing price, just take it for 3000 more
but if I were you, I would not use this strategy.
there was one house listed at 425k, the sell price was 480k, if someone used
this strategy, will they feel cheated if they cannot get the paper contract
of that highest offer from another buyer?
FYI, that house actually worth 480k.
at that time, i do not have that much savings, if I do, I will take it even
for 500k
it all depends on the value of the property and how much you want it.

Why would you ask for a copy of other buyer's offer/contract ? That's not
legal ! Imagine if someone take a look at your offer and steal the house
away from you with a $500 increase. Seller agents may give an estimated
value, a ball park, or even a verbal confirmation, but never a faxed copy of
someone's signed offer.

他们会把名字遮住,只看第一页,让你知道这数字不是骗人的。很多美国agent这么干。

你没下offer呢吧,offer可不是一句话,所谓的offer就是合同,标准格式,pdf文件。

My experience is the paper offer is just for the first round initial offer.
Then after email/phone negotiations, if both sides reach an agreement,the
final contract will be signed by seller and buyer. I think seller agent only
has the initial offer of the other buyer. How come the initial offer of the
other buyer is the lisiting price? Doesn't make sense.

if this is a real relo listing, you don't have to worry about the listing
agent trying to cheat you for just $3k. it doesn't worth of the trouble to
cheat for $90 more of the commission. if you were the listing agent, will
you cheat for just $90 dollars and risk for losing your license?!relo
company only works with some very good agents and the good ones do not need
to play this kind of tracks.

agent不可以送别人的offer给你.他告诉你别人的出价已经有点违规了. 但很多情况下,
agent会透露一点点地.

你的strategy有问题。自己觉得想出多少买就行了。管别人干什么?要是碰上个傻子愿
意花两倍价钱,你也加三千吗?再说你不可能知道别人offer的,除非agent不道德。

感觉lz的判断标准很奇怪,不是说是否以满意的价钱买到满意的房子,而是是否beat了
别人,或者是否钻到了空子。好象有做事情追求双输的倾向。

My concern is not just the $3000. What if the other offer is 20K less than
listing price? Then the difference would be 23K. I know the possibility for
this case is small. But it still bothers me.

3% of $23k is what?! it's only $690 and the relo company will take half of
it which will only leave less than $350 to the agent! is it worth of
cheating? btw, the correct way to do this is to put a Escalation Addendum
into your offer.

If you are so concerned about being cheated, why you offered 3000 on top of
any competing offerin the first place. The reason you were offering like
this, I assume, you want to get the house no matter what. So, now you got
the house, be happy about it. And also be trusting. 用人不疑.
