早就领教过了，简直就是查三代，还要求把以前每次修理出租房的费用都得一条条列出
，附上收据，他妈的比 IRS audit 都仔细。

Fed和银行的政策，根本不咬弦！
长期国债利率再低，也没见着银行相应调低放贷利率（这两天，15y fixed 纹丝不动）
就这，还指望房市有起色？

15 yrs fixed bottomed @ 3.25 (3.75 for 30yrs) in their calculation sheets.
banks have never expected such low bill rate b4.
they r not fully ready.

房贷好像是有个理论最低点吧？2.25%？懂得给讲讲。

早这样的话就不会次贷危机了。本来贷款就该这么难。凭什么人家苦苦挣来的存
银行的钱，被银行轻而易举贷给其他人（里面不乏很多骗子），然后被瞎搞亏掉，回过
头来让存钱的人交税去bail out这些银行。
中国民间高利贷连环套要是全面引爆破裂，不知道要让多少人白辛苦一辈子。而那些骗
子拍拍屁股，把钱转到海外，买房置地，赌场欢场一掷千金。

en, libor + margin rate.
even libor is 0, there is still a margin, though the 15 yrs could be much
lower than today's rate.

Normally, for 15y and 30y fixed mortgage rate, it should benchmark 10-year
US treasury bond yield at certain margin (~1.25% for 15y, ~2% for 30y).

You only need to remember one principle: cash flow positive!
1) appreciation of the property is not key factor to count on (if it does
appreciate, extra good)
2) rental income is a must ( cover all your cost!)

有没有个rule of thumb，比如说尽量差city好区，大学附近，最好租/不租给中国人什
么的（我只是举例啊）？

IMHO, the criteria listed by you are not main driven factors. Now I am
looking at place where
1) there are huge foreclosure wave, best if large potion is "strategy"
foreclosure (people can pay the mortgage, but because the value of the
property is so underwater, they just walk away and rent)
2) population of the area is stable or increase
Some places to consider: central valley cities, CA; Phoenix, AZ; Las Vegas,
NV; Orlando, FL
Some place will never be considered: Detroit, MI. :(

这里面有好几个地方都是前期泡沫厉害的地方。像Orlando, 会不会受到经济的影响，
去旅游的人少了呢？

这不能怪银行。现在美国有些地方foreclouure，你可以呆二年,还搞破坏。银行亏死
应该改一下法律!
I bought all these investment properties in Cash so I can avoid all these
problems.
