第一次碰到, 我其中一个 tenant 给我说有急事拖欠一下租金. 因为过去一年表现不错
, 我说可以. 现在已经拖了三星期了, 我给了说明和 eviction notice, 看来此人那不
错钱来了, 准备上 court, 整个 process 看来要拖的更长, 租金泡汤还花我不少精力.
我让他入住前好好查了次人的 background, 没发现什么. 当霉了.
明师傅有没有好的建议防止这种事情发生? 或者如何快速处理?
是不是让别人管好点?

拖租金要是有小孩子在里面，拖个几年都有可能

I only had once(white lady). Basically, I told her two choice.
Move out as quickly as possible, I will give her some money(like 600) when
she handed the key to me or I would evict her in court then she will not be
able to rent in the future. She took the money and found another place.
Since then I was very careful, check for the income/Saving. Everything is
much easier right now.

In minnesota, it takes about one month with kid. Not too bad.

准被去 court 让 sheriff 把他的东西扔出去, 花钱花精力, 哎! 还不如专心炒股!

It would be a far better choice just bought some housing stocks:).
Long term, housing is still provider something other can't. Like inflation
protection, tax advantage and stable income.
You will have some problems once a while, I had the bad day that I lost over
30,000 in the market this year.

谢谢明师傅, 看来得花钱消灾了. 去 court 慢一点. 我另外两个就没问题.
我也查了他的income/Saving, 可能是丢了工作或者家里有重大急事.

本来也是这么想, 租房比炒股稳定. 看来很不省心.

你觉得让 property management 管是不是好一点? 倒是花钱买省心, 就是怕他们也不
给你好好弄, 比如 tenant screening 不够, repair overcharge 等等.

问一下大牛，像你这种有几个房产的如果交给地产公司打理一般要收几成maintenance
fee? 如果出现欠租的情况地产地产代理是否负责损失?

I don't like property management company. For instance, Indian are very good
renters, they cook a lot and very difficulty to get rid of smell.
Some people you don't want to rent it to them the first time you see them!
In my case, if I post the ad on Craiglist or Hotpads, I will get over 10
response in one or two days, I can always choose one I like.

In US, you will be in big trouble if you say you don't want to rent it to
certain group of people.
Just like you have a job opening you can not reject a candidate because he
is 70.
