在买一个short sale的房子，房主1999年60万买的，05年用房子贷款130万，06年又贷
了30万，现在没钱还mortgage，short sale房子，拖来拖去，将近两年没交mortgage，
白住。
等房子过户后，房主就不欠 bank of america 钱了。。
等于从银行白拿了100万，这不是抢银行是什么。。

walk away 就不欠银行的钱
不过在加拿大，walk away 也没用。

Also, two years free stay, I bet the bank paid for tax...
US needs to change the law. In china, you simply can not just walk away from
a house.

房市最高的时候，我们这一个黑人蓝领，贷款买了100万的房子。
现在不交房租好几年了，还把银行给告了，说是被骗了。

The banks earn commission. The government backed Fannie-mei and its
sister Fraddie-mei lose the money.

and guess what? his cousin will buy it for, say, 40w or lower. a lot of

It depends on what kind of loan.
If it is non-resource loan, owner is not personal liable to the loan.
If it is resource loan, bank can come after owner's other personal assets.

It does not work this now, bank have to agree on the deal first.

重贷的部分，银行可以追回。
而且很多州同中国一样，没有walk away的说法。

把第二个loan交给了一个mortgage service company，叫 green tree，处理。
short sale 很麻烦。。

I had one short sale I bought last year. It took 9 months to close it.
During this time, BOA raised the price twice for over 16,000.00, even the
price looks like a bargin today, but they were not supposed to raise the
price for a signed contract.

因为房价在涨，银行是按appraisal price买房的，坐地起价很正常。
我这个short sale的listing price就是今年6月份的 appraisal price，我是比
listing price 高的offer才抢来。
本来还想等银行approve后，再砍点价，上个月，同一条街的一个一样的房卖了，卖价
比这个short sale高15% 。。吓得我也不敢砍价了。。
现在想想，去年真是买房的好时机。我去年买的一个投资房都租出去了。房子租给一
家人，后院隔开，租出去停船用。

not true actully. 现在里面的黑道太多．
去年的时候我还看到一个７００K value的房子list 450K, 打了电话过去，　对方的
agent不接受offer, 打了第三次，　才说已经有relatives' offer, 不接受bid．
发了封email实名举报了，　一年多了，　一点消息都没有．

现在rental market都被注意到了．　连王石都要跑美国来考察租房市场．
０９年的时候我手上有４，５个bargain deal，　自己实在贷不来款了．
找国内的哥们／亲戚，　人都嘲笑俺．
现在开始主动联系我还有没有出租房可买．　当年的400K的现在都550k-600k起，　还
要跟人bid.
不过这人是人的正常心理状态，　hesitate的时候才是真deal.

那些房价涨得不多的地方还有机会，我认识的一个牛人现在去 las vegas 买房。
