Anyone knows Seattle's mortgage market? I am wondering what rate I can get
for 30 years fixed rate. I went to Bank of America two weeks ago and a lady
gave me 4.875% for fixed 30 years rate. My credit score is above 740.
It seems that many friends in this board get much better rate. If you happen
to know a good mortgage lender, any recommendation is appreciated.

这回去波兰七天，去了华沙、什切青、热拉佐瓦沃拉、克拉科夫四个地方，前天刚回来
，感觉中俄罗差距实在太大了。
我去的四个城市，华沙、什切青、克拉科夫都是大都市，热拉佐瓦沃拉是小城市，大约
相当于我国的一个县城的规模，人口约不超过十万，但不论大都市还是小城市，给我的
感觉就是干净，真的实在太干净了，地面上几乎一尘不染，我在波兰七天，皮鞋没擦过
，出去什么样回来基本什么样。
第二个感觉，学校实在太好了，真的太好了。学校没有围墙，象个大公园，我们去了华
沙的一所普通学校，波兰语翻译过来大约叫汗碱屈死夫斯基（抱歉，不能打波兰语）学
校，大约相当于我们一所中专或专科学校，他们的图书馆我想大约相当于我们一个省级
图书馆

Don't go to local bank, 4.875% is the best they can offer now. Try to find a
loan broker around, and he should give you 4.625% for 30yrs fix.

(1) Every month, can I pay more than required payment? If so, can extra ones
be put into principle? Does it have any penalty?
(2) If I used 5 ARM, then can I do refinance to get another 5 ARM after 5
years?

yes, the extra money will go to your principle automatically. And make sure
you find a loan not charging prepayment penalty. (almost all lenders wouldn'
t). The loan will be floating with market rate after 5 years with cap of
course. It is not automatically change to 5 Yr Arm

(1) Yes, you can put extra principle payment, generally speaking, there is
no pre-payment penalty.
(2) Yes, you can get another 5 year ARM after the current one, the risk is
the second 5 year term ARM rate might be even higher than today's 30 yrs fix
.
