conditioning are the originals from when the house was built in 1990，
Water heater is approx 10 years old.
google了一下，20多年的老furnace， AC都是随时都有可能就死翘翘的东西，这样的房
子，下offer的时候怎么处理比较好？

No... replace them when you hate them or they stop working。。。
Of course, when you make offer, you always take into account the condition

AC 不清楚，但FURNACE 50年还烧的多了去了。
