和目前房客同租一Apartment六年，提前三个月通知他我们将于8月底退房，可是他却找
种种借口不愿搬出，并拒绝支付全部房给大房东继续租住。大房东威协我们说此情况发
生，我们有不可推卸的责任，要么我们陪他交房租，要么我们就同时搬走，如果他不和
我们同一天搬出，我们需向管理公司交$600刀的罚款，并将给我们同时告上法庭。
因为入住前我们被此楼管理公司调查过背景，而房客却没有任何资料留在他们手上。如
果大房东把房客告上法庭，请问我们是否会受到牵连，我们的信用点数会不会受到影响。
不知是否有难兄难弟受过类似遭遇，该如何处理，求指教

我是二房东，我跟大房东第一年签过租约，再往后就没有续签。我与我的房客没有签过

You just move out and return the keys to landlord once you give them notice,
if someone else continue to live in the apt, landlord need to get rid of
them.

first, make sure get the proof that the landlord knows you have a roomate. s
econd, write a written notice to your roomate that your lease ends and need
him/her move out. you may need to mail a register letter to your roomate tha
t you noticed him one month earlier.
After that, you may be at a better place.

It's not as easy as returning the key to landlord, and leave the subleasee
in the apt...
Police won't help you, search for:
"eviction process", "tenant landlord court" in your state...
Sometimes you'd rather offer cash for "your tenant" to move out.
