最简单的办法是用google tranlator，然后网页打印出来，但是名字翻译都不对。下面
那种方式好呢？
1）网页打印出来，然后自己用笔把名字改过来，再note一下
2）自己翻译在word里面，然后打印出来
3）网页翻译出来，能否在网页里改一下呢？我看google有一个contribute better
transloation，可惜不能改，请问有高人懂这个吗
老大们说一下，哪个方法最好。

目前没有，打算OFFER一个屋子，看过一次，是联系的LISTING AGENT，貌似当时问是
说没有AGENT商量余地自然大。
可是刚才考古说没有BUYER AGENT，SELLER的就自动拿6%拉？？那是不是讲价空间就一
样多了？那还不如找一个AGENT呢，还能给看看有没有毛病在INSPECTION之前？

我用的是，雨林木风ghost win7 x64 纯净版v1510。
完全从零开始。
使用外置usb光驱安装，硬盘就一个120G的ssd，只分一个区，准备等安装完系统，再把
1T的hdd硬盘安装上去。
主板是MSI的A68HM-E33 V2，CPU是AMD的。
一开始，就无法通过选项A “安装win7 Ghost 到C盘”，不管在BIOS里设置成AHCI还是
IDE 模式。
只能够通过选项B“启动win7 PE 光盘系统”，进入PE，Ghost 到C盘一键安装。
由于在BIOS里设置成IDE 模式，安装完后，没法启用AHCI模式，一启动就蓝屏。按照网
上的2种方法，修改注册表或者进入PE用SkyIAR导入，都不成功。
最后只有重新安装，在BIOS里设置成AHCI模式，通过选项B“启动win7 PE 光盘系统”
，进入PE，Ghost 到C盘一键安装。Ghost 到C盘完后，自动重新启动开始安装，我把外
置usb光驱拔掉，安装很顺利。除了因为只分一个区，没有D区，没有备份成。
AHCI模式应该是成功了，IDE controller里显示AMD SATA controller，BIOS里设置成
AHCI，进入windows没问题。
但是，当我把外置usb光驱再次接上去，放入光盘，就死机。重新启动，说系统文件损
坏丢失，一个dll文件没了。始终没法进入windows。
请教，到底应该怎么做？

没有buyer agent的话，listing agent就拿全部的6％佣金。
看上去好像没有省钱，但是就是因为listig agent可以多拿一倍的佣金，他会尽量帮你
忙拿到这个房子。就算你的价格开得很低，他也会尽量说服卖家。因为如果你买不成这
个房子，有其他的人通过buyer agent来买就会分他一半的佣金。表面上可能卖家多拿
了1，2万，但是listing agent就损失惨重。所以买房子还是不要有buyer agent的好。

Especially in this buyer's market, list agents are very happy if they can
sell their lists. If she does not sell, she gets nothing. There are so many
properties expired and sellers switch list agent. Once a list expires, list
agents did all jobs for nothing!

还是我先不找，提一个3%OFF以后我的心理价格给他;他回复后,我说太高，去找给
REBATE的AGENT了。。。--估计卖的AGENT也就疯了
我现在要出价，找也是随便找一个分个1%的钱好象。

你和listing agent直接联系出价后，就不能换agent了，这个是行规。
你这种情况，最好找个能给rebate的 buyer agent，然后让buyer agent联系。价格上
面按照原来想好的给。

非你也有代理执照，当自己是买方代理，如果代理肯给REBATE的话，应该是私下给的，
不能放台面上说的

you are naive.
Seller agent is the only way all buyer side can contact, so he/she has
a lot of way to prevent the offer being submitted, then he/she doesn't
need to show those offers to seller.
The best way to protect seller's interest is: the buyer agent's commission
always comes from seller, not seller agent. but i am not
sure if this is doable.

1）自己出价.按3%以后的心理价位--我没让他干2人活，但是他依然那2工资，我也没办
法，希望他自觉努力北--这种seller会知道6%都归他吗？
2）找agent一枚。不知道好不好，街上没事的老头老太太agent很多，就是随便来一个
。希望他能给讲个价--估计也不好再带自己agent去看房
3）网上看到一个公司给1。5%的rebate,说了啥也不干，就是平分钱。--原来这种好工
作也有啊？！不知道靠谱不，公司不小，就路子看着不正

redfin.com 都是给一半rebate的， 而且是可以直接算到closing cost里。
当然我们买的是builder的新房， 没用任何agent.
