最近要relocation去外州,这边刚买的房子只能出租出去了。想请教一下,我们是应该
去办理llc,还是买伞险比较好呢?(期间的homeowner insurance和home warranty也
要一起买着吗)agent给我们举例子,说要是租客发生意外,甚至死了。就可以告我们
。我们怕伞险的一百万应该都不够吧。如果是llc最后就是破产,然后房子没了,是吗
?主要是觉得llc的话,相当于开个公司。。。应该比较复杂吧,还要开公司账户之类
的吧?最后报税应该也要按照公司报吧?更复杂。。。不知道各位出租房子的都是怎么
规避风险的。多谢大家了!

先 Get $1M 伞险.
LLC 是有点复杂, the rental property has to be owned by and titled to the LLC
, and you will be the shareholder. Also it's best to minimize equity in the
property (thru refinance, which might not be practical in the future due to
higher rate). And never put any cash under the LLC account.
Also, state laws vary widely, you should consult a local attorney for the
LLC strategy.
