Sorry. can not type in chinese. .
We are first time home buyer. The seller has agreed to pay up to 3% of the
final purchasing price toward the closing cost. Does this mean when we shop
around for mortgage, we should pay more attention on mortgage rate instead
of closing fee?
Also a mortgage agent mentioned to me that eveytime when a mortgage company
gets pulls my credit score info, it will reduce the score by 8-12 points. Is
this true?

近日，来自德国的Rotary Supercars超级跑车公司宣称，将推出一款最大输出功率2840马力，峰值扭矩3494牛·米搭载了4涡轮8转子发动机的超级跑车。
而这也意味着，这款超级跑车0-100km/h将仅需0.9秒，0-300km/h也只有3秒而已。而其最高时速更是超过450km/h，如其将顺利量产发售，其也将轻松干掉布加迪·威龙Super Sport从而创造新的全球量产车最快时速记录表。
同时我们还获悉，其实这已不是Rotary Supercars打造的第一款超级跑车，此前他们曾发不过一款名为Predator GT 的超级跑车，只不过其搭载了来自马自达的13B MSP四转子发动机，最大输出功率1200马力。预计我们将于明年在摩纳哥举办的全球顶级奢侈品博览会上一展其风采。

第一种情况, 看来房主本人就是卖方经纪人，他愿意把自己作为经纪人该拿的那部分报

his bank since this is a short sale. He agreed to pay his attorney 3% of the
final purchase.
When we made the offer, we offered a xx number for the first time. he let us
change the amount to to xx minus 3%. Then ask us to pay attorney fee for
him. He offered to pay 3% toward closing.
It's confusing to us. I don't know why he is doing this.

如果是 shortsale, 他让房价更低对他似乎不利（更不容易被银行答应）, 也许是依法
不许他这么做（不让他付钱给律师）。但是单单从钱本身，你应该看到，最后他提出的
，是让你交房价的 3%, 而他再给你 3% towards closing, 关键是如果你的房价超过
33 万，你帮他交的律师费超过 1 万，而一般的 closing fee 都不会超过 1 万。所以
，他赚了。

We are less than 30K. He was asking for 30K originally.
I don't know why he did this. I doubt he cares about the difference of these
two 3%.

You can ask him directly why, or ask your buyer agent if you have one.
However, the 3% of a 30K is already about 9000, and in most cases, a closing
fee won't be over 5000, so I still think he will gain some money by this
arrangement. Remember, the escrow amount at the closing time, including the
tax, interest, insurance for the first month, are NOT called part of the
closing fee, and you need to pay them anyway.
Please ask him his defination of "closing fee", or you can ask any loan
broker about their "closing fee", you will see a closing fee is usually only
about $3000-$4000 sth.

谈判失误，xx minus 3%估计会被银行打回来，最后回到xx
然后seller躲过3% attorney fee，你自己看着办是不是逃走

Many lender have limit on how much credit can seller give at closing. It is
2% in our case. So keep in mind that you may not get the whole 3%.
