Suppose there is 1 month vacant each year. The profit should be $1400 less than you calculated. Profit=(300*12-1400)/3w=7.3%. As the equity increase, this profit rate will decrease. That is the denominator will increase each year. Also need to consider liability insurance. Since 4 student live there, the insurance will be high.
