有mortgage的话lender's title insurance是必须买的。owner's title insurance是optional。很多人认为没有必要买，出现问题的可能性非常小，就算出问题，绝大多数也就是几百块钱就可以解决的事情外加拖延些时间。如果不是高downpay或者cash offer不买没有多大关系。
