看了一阵子发现房子比2006，07，08 还要贵100K。真奇怪。
这个2006年825K。现在要965K。

It is listing price, man! Based on what I heard deals often come from
overpriced properties. The trick is to give it a killing offer below market
price and be patient. I mean very patient.

说得太对了
想搞大deal,就是要有时间了等了...呵呵.多下几个short sale的.听说银行的房子还
有好多没有发出来.
不过这个房价,利率,政策都在变,参数太多.不是那么简单就想明白的
如果是刚需,就不要想这么多了.LD说要买,就掏钱上.

Montgomery and NOVA的工作主要靠联邦政府撑着。在联邦政府大规模裁人裁薪之前，
房市是不会大跌的。2010年，这块地区是工作最好找，最稳定的地区，房市当然要升。

if are talking about the market, look at average sold price. don't look at
TWO asking price.
maybe those owners did extensive remodel, maybe those owners don't really
want to sell but just want to help their friends/neighbors who are
actually selling house to get a better price by putting up a high priced
listing.

周围如果有类似的房子short sale，其他房子想卖的高都难，因为appraisal价格被拖
下去了，一般客人拿到的appraisal价格如果低过price的话，都会去argue降价的，一
般都能argue成功。
