Recently found a house. The seller agreed on our offer price, but said will
sell as is if no structure issue found during the inspection.
The inspection was okay, but the swimming pool and sprinkler cannot be
inspected due to the season. The owner said they will supply the receipt of
winterized service.
Is it necessary to have escrow account, in case problems found in the next
summer. How much amount should be in the account?
We are in NYS. Thanks for your suggestion.

you need check with your escrow company and find out whether they can do
this or not. also does the seller agree on this for a 'as is' sale?

My lawyer said that should be an escrow. Seems the seller don't want do that
. What happens if we walk away now, I didn't sign the contract yet.The only
document we signed is the offer letter, and the price was different to the
agreed price now.

for that you need talk to your lawyer since we don't know all the details
here. it sounds like that you don't even have a contract yet. if so, you can
simply stop at this point and walk away if that is what you want.

At least we lost the inspection fee and lawyer fee.
The seller made us unhappy on this, he promised the service receipt but
could not show us. The worst thing is our agent is standing on the seller
side, saying that it's not required for escrow.
Really a headache considering the crazy rate.
