还是选no cost吧， 万一利率又降你还可以refinance.

我也想弄no cost的， 可是broker说，
3.5% with $2474 in closing costs
First mortgage: $ 736
3.875% with $1237 in closing costs
First mortgage: $ 771
** There is not a no closing cost option on this loan. On ARM's the lenders
cap the rebates to the broker, so I would not have enough money coming back
to pay for all of your closing costs.

在找别的broker问问吧，如果是在新泽西，Loan amount在25万以上，信用分数也没什
么问题的话，这个rate做no cost refi应该没什么问题的。
