Talked to my agent today. She said right now it was very hard to get
mortgage approved. For instance, a couple who have $200k household income
wants to purchase a 600k house. They downpay $300k and want to get $300k
from the bank and get denied.
If this continues, the house market will go down further. So the word "CASH
IS THE KING" is 100% CORRECT.

我不觉得这是个典型的故事,如果$200K的收入,都贷不到$300K,那基本上就没有什么人
可以贷到款了.他们被银行拒绝一定是有其他的原因的.

对,感觉楼主的Agent想让他Cash买房.

because CASH is the king,
you should try to use mortgage, to save cash...

I agree with the first response. The bank must have other reasons to reject
their loan application. 200k income vs 300k mortgage, that's almost riskless
for the bank. I mean, the bank won't lose a dime unless the house price
drops by another 50% (300K down payMENT), assuming the couple doesn't pay a
cent from the first month.
There is no such verb as (they) "downpay" by the way.
