Easy Orange from ING Direct is a 5-year fixed mortgage,
Loan Amount:$150,000
Rate:3.250%
The closing cost is $6,393.36, but ING Direct is giving up to $1,000 off the
closing costs, so the final cost will be less than $6393.36.
Attached is the breakdown of the closing cost, would you please let me know
which items are not reasonable?

ING的费用差不多就是这样的。对于ING的settlement fee 要$800，没啥概念，因为以前跟ING做的loan都不是让ING settle的。
不知LZ在哪个州，对于15万的贷款来说，这个owner's title insurance不便宜。

这是new buyer还是refinance？
如果是refinance,不清楚这个transfer tax还有government record fee为什么要收？

5-years fix? Closing cost真很贵啊

Settlement Fee $800对一个$150K的贷款而言，如果是购房贷款还算合理，如果是重新
贷款，贵了！
另外那个Owner's Title Insurance不是optional的吗？把这一项减去，如果transfer
tax再由卖方出的话，再加上$1,000的rebate，利率又好的话，是个很不错的deal。

对于这个ING easy orange，是不是到5年后，要一次性付清剩余balance？
象楼主的情况，Biweek付$327，5年后，需要一次付出大约十二万 payoff？
也在找适合的mortgage，对此不是很了解。 谢谢！

一般都可以在这5年之内的任意时间段renew，就是用当时的利率重拿一个5年fix。
费用是2个payment。 楼主的情况就是$654.除了你不按时还款，我还不知道有其它情况
不给renew的。刚打了电话renew我的贷款，现在利率是2.75.我自己给自己做贷款都拿
不到这个利率。

government record fee是要收的，不管是new purchase还是refinance.
