是个foreclosure的房子，agent说怕没有时间做inspection，问一下，一般做
inpection从预约到拿到报告，需要多少时间？多少钱？agent说这个cost的风险需要我来承担。谢谢。

就是包得砖皮，里面还是木头。不过这样的砖皮房我们这里还是贵点，不错。

赶快去yelp或者servicemagic找inspector的信息
我当时银行批了马上打电话给各个inspector问有没有空
隔一天后inspect, 当天拿到report

我们买房的时候，周5打电话约了inspector，周6上午做inspection，晚上就出报告了
。。。

如果只是general inspection的话，半天就足够了。 俺当时就拿到了需要卖家修理的
事项的报告。因为又做了radon，共花了两天的时间。
我的老房子就是楼主所说的这种结构。最外面是砖墙，但不是用来承重的。最初county
的信息里写的是砖结构。后来的新系统里就改成veneer,brick了。Appraisal value也
相应降了。

Inspection 是在sign contract后立刻做吧？程序是不是这样的：
submit bid - sign contract if get bid - title search （费用谁出呢？） - 做
inspection - 根据report相应的要些credit - 最后close。 是这样的吗？还楼了什么

还有这样房子已经停水停电了，agent说需要我来reconnect，费用我出，是这样吗？

contract, inspection and mortgage commitment. If the inspection result is
not acceptable and the seller is not willing to repair, or you cannot get
mortgage for the house, you can back out from the contract and get your
downpayment back without penalty.
Title search is expensive (call a local attorney to get an idea of how much
it cost you and usually it is paid by the buyer). Title search should be
done after inspection contigency is removed as you know you want the house.
Otherwise it is a waste of money.
Also, look around to find an attorney and get some education about the
procedure. Attorney will tell you the normal procedures after the offer is
accepted and the first consulation should be free. Attorney really works
for you while real estate agent does not. Agent just want you to buy the
house and get paid the commission.

come on, 这可能是你最辈子最大的投资，不 inspect,都不知道买的啥东西。房子永远
有你想象不到的问题，即使是brand new的。
