美国6城市房价触底 蓄势反弹# Living

全美房价已经比2006高峰期下降了32%,但很多经济学家预计今年还要再度下降5%。在
全美100个大城市中, Zillow认为6大城市已经触底,虽然还没有复苏,却交易活跃,
蓄势反弹。
通过跟踪房价轨迹、当地收入及房价比和法拍比例,Zillow认为已经房价触底的城市为
拉斯维加斯、佛罗里达州梅耶斯堡(Fort Myers)、加州斯多克顿(Stockton)和瓦列
霍(Vallejo)、康涅狄格州哈特福德和俄亥俄州哥伦布。
专家认为,即使全国房价今年触底,它们在几年之内也不可能大幅度上升。资本经济学
专家达勒斯(Paul Dales)说,房屋市场复苏需要很长时间。那是由于数百万房屋仍然
面临法拍,借贷标准依然收紧,将近四分之一的屋主所欠抵押贷款余额超过房屋价值。
即使全美房市一片焦土,也有绿色嫩芽终于冒出。部分地区已经为好日子打下基础。同
时,专家指出,房价已经触底的6个城市只是说不会继续下滑,而不是说很快就要上涨
。它们的法拍率已经达到高峰,最坏的情况已经过去。这些市场的房价同当地收入相比
很容易承受,投资者也说要想找到更合适的买卖也难。
拉斯维加斯:投资者认为这个市场已经触底。前抵押贷款公司主管、57岁的卡里翰(
Daniel Callihan)到市区一家法拍活动的停车场就注意到变化:竞投者人数比一年前
增加一倍。他过去两年在拉斯维加斯买卖了10套房屋。
前往拉斯维加斯的很多投资者都是现金支付。今年2月,内华达州南部一半多房屋买卖
都是现金交易。投资者也将很多房屋出租。大拉斯维加斯地产商协会主席贝尔(Paul
Bell)说,价格6万美元的房屋,每月可以收到租金800美元,这种收益率相当于曼哈顿
或洛杉矶房地产投资回报率的3倍。
拉斯维加斯房价已经处于在低水平徘徊一年多。但拉斯维加斯大学经济学家布朗(
Stephen Brown)认为,由于大量法拍屋的存在,当地房地产市场至少还需要3年时间才
能全部消化。
加州瓦列霍:“皮肉擦伤、骨骼健全”。靠近旧金山的瓦列霍去年收到法拍通知的比例
高达16分之一,全美排在第10位。这座城市2008年宣布破产,大幅度削减市政服务,包
括减少警察和消防人员。但Zillow认为,同斯多克顿、拉斯维加斯和梅耶斯堡一样,瓦
列霍尽管在全国房屋市场泡沫破灭之时遭受惨重打击,也将率先复苏。去年瓦列霍的法
拍数量下降了12%,而全国上升2%。
瓦列霍的今日房屋买主大都是投资者,他们以旧金山湾区最低价买入,却可以拿到相当
高的租金。提普地产老板提普(David Tipp)说,很多投资者涌入瓦列霍。来自洛杉矶
的鲍勃格(Jay Boberg)过去两年已经在瓦列霍买了4套房屋,他很快就出租,进入“
收获期”。他说,瓦列霍有“好骨骼”,包括旧金山湾区的海滨风景。每月800美元或
1300美元就能租下能看到海景
的公寓或房子,简直不可相信。
俄亥俄州哥伦布:因为便宜,年轻人都买得起。在今天的市场上,首次买房者日子很难
过,因为信贷标准收紧,现金买主竞争激烈。今年2月,34%的现有房屋买主是首次买房
。全国地产商协会说,在健康的市场,首次买房者占40%。
但在哥伦布买房,甚至很多认为自己负担不起的年轻人也能承受。25岁的商业分析师丽
萨-李(Lisa Lee)最近以6万美元的价格买下一套三卧室住房。她每月还款加上保险和
地税比原来两卧室公寓的房租还低140美元,而她的首期付款加手续费才花了2900美元。
他说,“我不相信房子是这么便宜。干嘛还要浪费钱租房?”
佛罗里达州梅耶斯堡:来自匹兹堡的贝耶(Ray Bayer)早就计划退休之后前往佛罗里
达,但价格太高。今年1月,这名59岁的邮局工人以25.5万美元买下梅耶斯堡一套房屋
,而高峰期它的价格是40万美元。他和妻子打算退休之后就搬过去。
梅耶斯堡和佛罗里达其它多数城市一样惨遭法拍打击。2010年,梅耶斯堡每12家屋主就
有一家收到法拍通知,仅次于拉斯维加斯,全美第二。即使如此,梅耶斯堡法拍数量仍
然比2009年下降了28%。最近,银行也放慢了上市步伐。今年2月,该市待售房屋数量比
2009年同月减少了52%,销量上升2.4%。
康涅狄格州哈特福德:巴隆瑟里夫妇(Adam and Clare Baroncelli)几个月来都在围
着公开展售房屋转,看到好房子很快出手。买卖活跃促使他们采取行动:他们以37万美
元买了一套4卧室住房。这对夫妇去年8月从佛罗里达搬家到康涅狄格州,因为亚当-巴
隆瑟里在那里找到工作。作为该州四大就业市场之一,就业增长将帮助哈特福德地区房
市恢复。
加州斯多克顿:“痛苦和机会”。全美很少城市像斯多克顿在黑暗的
隧道中待的这么久:自从2006年高峰期之后,斯多克顿房价下跌了62%。过去四年来,
该市3年都是全美法拍比例进入前5名。今年1月,斯多克顿6成售出房屋都是出于银行收
回、法拍或者其它同抵押贷款违约相关的原因。
但是,曙光已经出现。去年,斯多克顿法拍比例已经退到全美第7名。地产商说,现在
正常出售房屋已经比几年前增加,低报价遭拒绝。格鲁普地产公司的亚波特(Jerry
Abbott)说,市场竞争性很强,他最近上市的一家12.1万美元房屋,很快收到六个报价
。很多人都说到了买进的时候。

我觉得房价远没触底。
最近银行法拍屋大量涌出。而且,我发现,很多都是2002,2003年买的。本身并不贵,
但是,在2005~2007屋主抵押拿equity loan现金出来再投资而被套的。这一波涉及的
面更广。我认为比上一波更震撼。
另外,一个做loan的朋友,查到她们那条小街(好区),12户人家,居然已经有6户超
过2个月以上拖欠mortgage了。别看这帮老外门庭打扫的干净漂亮,还每个星期请来园
丁,屋里其实已经无米下炊了。
主要是死撑,到拖欠,到谈判,到short sale,到破产,到重新上市这个过程太漫长,
再加上政府前几年的救市政策,给了更多时间,有些short sale的房子都已经拖着住了
2,3年还没卖出。所以,这一波的来临有点慢。
但是,我认为,这一拨相当凶猛。

Just like how you buy houses anywhere else!
People buy with cash which may get them a better price. But I bought with 20% down + 80% mortage which brings me better cashflow every month ($450/month
plus the principle paid off over time).
My house is long-term leased to a Vegas local family.My realtor found the
tenants for me upon closing.

live in Vegas and need to fly in to take care of things? Other than market
price, what triggered you to finally make this move? For me, it remained as
an "idea" but I think now is really a good timing for it.

I live in LA. For the house, I went to Vegas only twice. The first time I
flew there to hunt for houses. The second time I drove up there when my
offer was accepted---I wanted to make the final decision.
Why did I decide to invest in Real Eatate:
Real Estate holds value relatively well---the price of your house may drop
but it won't drop to zero and when you hold long enough it will gain back.
Two ways to make money in real estate: appreciation and cashflow.
Appreciation is difficult nowadays. It's speculation---it may or may not
happen. So we can't count on that too much. But cashflow is real. You can
see it and predict it---if you make money today, you will make more money in
the future---with inflation your rent will go higher and bring more cash
every month.
Tax advantages: you don't have to pay much tax on the money you make from
rental income. I made > $3000 for the second half of last year. But my CPA
was able to write it off and actually claimed >$2000 dollors' loss on paper.
So rather than paying tax for $3000 (28% federal + state tax), I get tax
return for $2000.
Why in Vegas:
You can get very similar returns in rental properties in Vegas, Florida, or
Arizona. I looked all these places but decided to go with Vegas. First of
all, I am very confident in the future of Vegas. It's an unique city in the
world in many ways. Second, I like Vegas. I don't even mind living there
myself.Also, a few friends of mine have rental properties in Vegas, they
never had problem renting out. So for me, it's a proved successful
investment.

In the area where my house and my friends' houses are, it usually
takes 1-2 weeks to rent out if the rent is priced right at market value.
Interestingly, the couple who rent my house used to own a house in
the same block. When the market crashed, they walked away and
became renters. Hope they will stay in my house for a few years.

如果处在下降通道:价位一直在降,等到谷底再买
如果发现反弹上升:短期反弹,在等等,会有二次下跌
如果处在上升通道:价位一直在涨,已经涨得很多了,等回调的时候再买吧
所以,你们永远也卖不到房子

Hehe, thanks for the compliments! I am just lucky being around
people who are very well financially educated and responsibly
active in investing.The enviroment is important!
Realtors are not very different in words---they all lie anyways.
But they can be quite different in their real estate knowledge,
experience,and capability to get the job done quick and right.
I trust my friends. So usually I try to get referrals from my
friends. A few of my colleagues bought houses in Vegas through
the same realtor. When I interviewed him, I found myself like
working with him too. And it turned out to be good. Without
referral, it's harder. I have been trying to find a good realtor
in Corona, CA. No good luck yet...
